Cancellations:

CONDITIONS OF OCCUPANCY AND ACCEPTANCE FOR YOUR RESERVATION To ensure that you gain the most enjoyment during your stay, and to protect the enjoyment of all guests, we ask that you peruse the following conditions of acceptance for your reservation. 1) Check in time is usually 2.00 p.m. This allows time to properly prepare for your arrival. 2) 11.00 a.m. is the normal check out time so that cleaning can take place. A late check out will be offered if there are no back to back bookings. This form must be read prior to occupancy – we accept that life is busy, busy, busy but 5 minutes of your time now may answer many questions you may have, including important information on key collection. TERMS & CONDITIONS FOR OCCUPANCY 3) We kindly request that food and drink is not consumed in carpeted areas. 4) Please do not wash the woollen doonas as they are to be dry cleaned only. 5) SMOKING: In accordance with the wishes of the majority of our guests, properties are to be completely smoke free. Please adhere to this policy to ensure properties remain fresh and unstained. It is also a precaution against fire. Smokers are welcome to indulge outside, but please dispose of cigarette butts responsibly. If you decide to smoke inside a charge may be applicable to you to allow the premises to be aired for 24 hours. 6) Valuables are not well protected by insurance policies in accommodation facilities in Australia. The owners of these properties accept no responsibility for loss or damage to guests’ property. 7) Any breakages, missing inventory items or damages of any kind will be charged to you on departure. 8) Your reservation price is protected. If the tariff varies after this reservation is accepted, you will only be charged at the reservation price. 9) PETS: It is conditional of our high level rating of four and a half stars, that pets of any kind are not permitted at any of the properties, unless otherwise stated in the description of the property on this website. Ebb Tide Cottage, Spring Tide Family House & Harrington House readily accept pets. 10) LARGE GATHERINGS: No person on the premises shall be guilty of conduct that is a nuisance to adjoining or neighbouring occupiers. In units, by-laws must be adhered to. No weddings, parties or large gatherings are permitted. 11) In the event of a property being offered for sale, the occupier agrees to allow the owner or his agent to inspect the property with prospective purchasers during reasonable hours by appointment. 12) The agent reserves the right to apply a bond on holiday premises if considered necessary. Should the property not be left in a clean and tidy state, any cleaning costs above and beyond the normal will be charged to the guest. 13) The agent will not be responsible for alternative accommodation or any other costs when guests arrive after hours. 14) Summer Holidaze and property owners will not be responsible for any inconvenience for the purpose of building or sewerage works, or any works instigated by the Body Corporate of a unit complex. 15) BELONGINGS LEFT AT A HOME UPON DEPARTURE: Please email us and we will then email you a postage form to complete, together with postage payment, so that the item can be returned to you safely. Summer Holidaze is not liable for postage costs. Alternatively, the item can be posted COD, or you may elect to post a self addressed and stamped satchel to PO Box 1191 Barwon Heads together with your details, so that the item can be returned. 16) With telephone, internet and postal bookings, the description of the premises is made in good faith, but no responsibility for miss-description can be accepted. 17) Nothing is more frustrating to an incoming guest when something is broken or damaged by past guests & hidden away so that cleaners don’t find it. We would much prefer you call us up and let us know when and if something has been damaged or broken. That way, we can prepare to have it fixed during the cleaning changeover time, or have it replaced. This way, incoming guests receive the same benefits as the past guests. Do the right thing please, and that way, we can continue to provide all the surfboards, games, toys etc etc etc for everyone’s enjoyment. 18) CHILDREN’S FACILITIES; we aim to provide a great deal of children’s toys and games at a vast majority of homes. We ask that you wipe down the toys after use so they are fresh for the following guests. Cleaning products, including biodegradable & all natural products are left at most homes. 19) All bookings are made in good faith by Summer Holidaze, as booking agent, but no warranty is given, or representation made, that no unanticipated later change in the circumstances of the property can frustrate the booking (for example, the property may possibly be damaged or sold). Summer Holidaze does not accept responsibility for such circumstances but will use its best endeavours to provide suitable alternative accommodation should the property be rendered unavailable for the booking. 20) All bookings are made in good faith by Summer Holidaze as booking agent only, and it is the sole responsibility of the registered owner of each property keep homes properly maintained before during and after occupancy. The deposit and/or return of this form by email or otherwise constitutes acceptance of these Terms and Conditions.

Administration policy on refunds: OnlineAccommodation.com.au charges a cancellation fee 10% of the booking + the $3.85 booking fee, for all cancellations in addition to any cancellations fees by the Property concerned. All cancellations fees/refunds charged by the Property must be negotiated direct with the Property Owner/Manager.
